Greetings from Olympic National Park and Port Angeles!
We’ve made some great progress this last month and we are excited to share the latest updates.
To kick things off, we're sharing a video montage from last month on site and around the area. Enjoy (or pardon!) the dramatic music!
Excavation Underway
Having officially broke ground on July 5, things are moving along as expected. We continue to progress with the excavation process grading the site, digging the retention basin, and cutting in the roads and trenches in preparation for utilities.
On Deck: Septic System
Northern Hub
We have proceeded with adding a hub location to the northern end of the site for critical infrastructure and operating needs. While we didn’t have the exact specifics, we anticipated the need and therefore there is no increase to the budget at this time. The items included in this new location are as follows:
Additional Bathhouse
We are adding a six-unit bathhouse to the north end of the site, which is the opposite side of the park to the check-in/clubhouse building, bringing the total toilets and showers in the park to 8 each. This is a shower/toilet for every 12.5 sites, which is the right mix as the standard should be anywhere from 10-20 sites per shower/toilet. This is important because the quantity of bathrooms/showers available on site is one of the top priorities and considerations for RV park guests.
1,000 SF Storage Space
Between the bathhouse and the store will be simple 1,000 sf building for storage of everything from store inventory to tools and equipment needed for operations.
Cashierless store will be removed from the main building to allow for an indoor gathering space and will be moved near bathhouse and housed in an adapted shipping container.
This will allow for us to provide a 525sf+ gathering space indoors and adjacent to the hot tub/sauna area at the main building. Indoor gathering spaces are another commonly used and important amenity to now be included at our site.
The result of these additional items means that we need to reduce the total RV site count from 100 to 98 and is a trade-off we are confident in.
Marketing
Website design kickoff on 7/30 for www.RVatOlympic.com to grow brand and property awareness, take online guest bookings, and more. The site is currently an investor landing page, but will be ready to go live for customers on 11/1.
Establishing backlink connections on the site to Michael's other company, www.AdventuresinCRE.com, with 1.4 million unique visitors a year, to catapult the RV@Olympic website to the top of Google searches for strategic SEO keywords. This will significantly improve our chances of being discovered first for those looking to book a stay at an RV park in ONP.
Management Tech Stack
The team is currently looking into property management software options, and particularly doing a deep dive on Newbook. Newbook is a highly recommended, cutting edge, fully integrated platform to help manage bookings, customer service, and so much more.
